
Dalata Hotel Group PLC, the UK and Ireland's largest independent four-star hotel operator, is set to make its mark in Spain with the announcement of its first property in Madrid. The Clayton Hotel, located in the Valdebebas district adjacent to the Adolfo Suárez Madrid-Barajas Airport, represents a significant step in Dalata's European expansion strategy. The 243-bedroom hotel, expected to open in the first quarter of 2029, will feature modern amenities including a restaurant, bar, meeting and events rooms, an outdoor pool, and a gym, all housed in an all-electric building aiming for LEED Gold certification.
The agreement with Grupo Insur, one of Spain's leading real estate companies, involves a 15-year lease with two five-year tenant extension options. The rent structure includes a guaranteed minimum with a ramp-up period for the first three years, after which it will be determined by the hotel's revenue performance. This move is part of Dalata's broader strategy to target gateway cities in Europe, leveraging high-demand locations with strong tourist and business travel flows.
Valdebebas, a burgeoning urban development area, offers a prime location for Dalata's new venture. The district is home to IFEMA Madrid, one of Europe's largest exhibition and event centers, attracting four million visitors annually, alongside Real Madrid's training center, the new Spanish Courts of Justice, and the upcoming Isabel Zendal Hospital. These factors, combined with the area's planned Formula 1 grand prix, position the Clayton Madrid to capitalize on a diverse range of demand drivers.
Shane Casserly, Deputy CEO of Dalata, expressed enthusiasm about the project, highlighting Madrid's status as a leading global travel destination and the strategic importance of the Valdebebas location. This development not only marks Dalata's entry into the Spanish market but also underscores the group's commitment to sustainable and innovative hospitality solutions, further solidifying its position as a key player in the European hotel industry.
