Over 3,500 Illegal Tourist Apartments Identified in Madrid, Ministry Demands Action

01-07-2025

The Spanish Ministry of Social Rights, Consumption, and Agenda 2030 has intensified pressure on Madrid's City Council to address the issue of illegal tourist apartments within the city. Following an initial warning in March, the ministry has now provided the council with a digital file detailing the postal addresses of 3,565 illegal tourist accommodations. This move aims to facilitate immediate action by local authorities to clamp down on these unauthorized rentals.

According to the ministry, the data was compiled by the Consumption Analysis Unit, which had previously alerted Madrid's mayor, José Luis Martínez-Almeida, to the existence of over 15,000 illegal tourist accommodations advertised on various platforms in the city alone. The latest file supplements an earlier communication that included addresses for 1,218 illegal apartments, bringing the total number of identified properties to 3,565. Each listing is accompanied by its advertisement on rental platforms, confirming their operational status.

The ministry's call to action references the example set by Barcelona's City Council, which has taken decisive steps to regulate tourist accommodations. Madrid's authorities are now being urged to exercise their jurisdictional powers to inspect and close down these illegal rentals, as well as to impose sanctions where necessary. The discrepancy between the number of licensed tourist accommodations (1,131) and those advertised (over 16,000) highlights the scale of the challenge facing the city.

Rita Maestre, spokesperson for Más Madrid in the City Council, has criticized the mayor's inaction, describing it as deliberate permissiveness. With the ministry's latest data in hand, the pressure is mounting on Madrid's local government to demonstrate political will and take concrete steps to address the proliferation of illegal tourist apartments, which not only violate urban regulations but also impact the city's housing market and resident quality of life.
